How Do I Know If I Need A New Roof?

The exterior of your home is one of the most important parts of your home. Not only does it protect you and your family from the onslaughts of nature, but it also must look inviting no matter what Mother Nature throws your way. If you’re concerned about your roof, here are some potential issues that might arise to help you make an educated decision.

Are your shingle edges curling, clawing or cupped?

When shingles start curling, clawing or cupping it's a sign that a roof is nearing the end of its lifespan. Cupping and curling look very similar, with the ends of the shingles peeling away from the courses below them and beginning to point upward. Clawing occurs when the center of the shingle lifts while the ends stay in contact with the roof. The curved surface can be caught by a strong wind, leading to further damage next time it storms.

Are there granules from the shingles in your gutters?

Asphalt shingles have grit or granules embedded in their surface, and these granules create a barrier between the sun and the shingle. It’s normal for a bit of grit to loosen up and fall off (especially when the roof is new). But if more and more granules are collecting in the gutters every fall, there might be a problem. Without the grit, the sun will bake the shingles and cause them to warp, cup or deteriorate.

Do you see any cracked shingles?

Many shingles are cracked or missing and in some cases, roof damage is obvious from the ground, and shingles are often the first thing to show signs of wear and tear, so if you notice missing, curling, or cracked shingles when you look at your roof, it’s probably time for a roof replacement.From the ground, it may be possible to see what appear to be cracks sprawling across two or three shingles.

Those aren’t cracks, though. They’re actually tears that come from prolonged thermal expansion and contraction cycles. As the sun rises and heats the roof, the shingles expand. As the temperatures drop, they contract. Over time, these tiles tear and become the prime location for leaks and structural damage.

Is your roof at least 15 years old or looks old?

Most roofs are designed to last between 15 to 25 years, depending on the quality of the materials and the installation. As your roof approaches the end of its lifespan, it becomes more susceptible to damage and may require more frequent repairs.

Are your neighbors getting new roofs?

Homes built around the same time period can be experiencing the same types of weather conditions which can mean that your roof is nearing its useful life.For homeowners in developments and subdivisions, the sound of roofing nailers in the neighborhood might be a sign.

Most developments grow a few houses at a time, meaning that many of the homes in the neighborhood are relatively close in age. And since these houses often use the same materials purchased by the builder at a bulk rate, the roofs should deteriorate at a similar rate. So, if everyone’s replacing their roof, maybe you should too.

Do you have moss, algae or dark streaks on your roof?

Moss can grow on roof surfaces that don’t get much sunlight, especially in cool, moist climates. While moss growth can be a cosmetic issue, it can hold moisture against the roof surface and over time in freezing climates can cause damage to the granules on the top of the shingles. Naturally-occurring airborne algae cause dark streaks on roof decks.

Do you see any water damage or visible leaks in the upstairs or attic?

One of the most common signs that you need a roof replacement is a leak. Apparent water damage inside the home is a fairly straightforward sign that the roof is no longer doing its job. Leaks can occur for various reasons, such as worn-out materials or storm damage. Signs of moisture marks, brown, yellow or gray stains and peeling paint on walls and/ or ceilings could indicate damage.  A leaky roof can lead to mold and attract pests like carpenter ants.

Do you see your roofline sagging?

Your roofline should be straight and strong. If your roof deck appears to be sagging or drooping, this could be a sign of structural damage and should be addressed immediately. If you notice dipping, curving, or visible sagging it’s important to investigate the cause. Sagging is a sign that trapped moisture has rotted away boards under the roof.  You will need to remove the shingles and plywood sheathing underneath to get to the bottom of why the roof is sagging. 

Do you see any missing shingles on your roof or pieces of shingles in the yard?

Missing shingles are never a good sign. This occurs when the shingle itself weakens, and the adhesive holding the bottom in place starts separating from the course below. At that point, all it takes is the right gust of wind for a shingle to fall off.If there are just one or two missing shingles it isn’t the end of the world. A relatively quick repair could have the roof back in top shape, though the shingle color might not be an exact match.

Have you recently had storm damage in your neighborhood?

Storm damage is one of the leading causes of roof replacements. This is because heavy storms can wreak havoc on roofs, no matter what condition they are in before the storm. For example, ice storms, rainstorms, or even tornadoes. In the midwest, high-speed wind can rip shingles completely off of a roof, or lift them, and cause them to crack. As a result, this opens up the roof to leaks and UV damage.If windstorms are followed by rain or snow, moisture can quickly seep into the roofing system and lead to water damage.

Debris carried by the wind can also blow into your roof and puncture the shingles. Sometimes you can replace a shingle or two, but the potential for repair depends on the missing shingle’s location and the condition of those surrounding it.
